Interior Painting for Pickering Homes

Interior painting in Pickering covers houses at both ends of their life. Up in Seaton the drywall is barely two years old and still moving, while down in Bay Ridges, Amberlea and Liverpool the walls have been painted several times since the seventies.

The prep is different, the standard is not. Patches get primed, seams get retaped when they have opened, trim gets sanded and cleaned before enamel goes on. I agree the price with you first, and I can group a few small rooms into one visit.

New houses in Seaton come with a single thin coat of builder flat over bare drywall. In the first year the framing dries and nail pops and seam cracks show up, so the first real repaint means resetting screws, taping what has opened and priming the repairs before any colour goes on. South of the 401 the housing is much older. The Bay Ridges and Amberlea homes from the seventies still have textured ceilings and stained trim from the original build.

How It Runs

From Message to Finished Job

1
Walk the rooms

I look at every surface you want painted, check the trim, ceilings and past repairs, note what needs filling or priming, and talk through sheen and colour with you. Photos sent ahead of the visit speed the quote up.

2
Cover and prepare

Furniture moves to the centre and gets sheeted, floors are protected, plates and hardware come off, then holes are filled, joints are caulked and every patch is primed so nothing flashes through the finish.

3
Cut in and roll

Ceilings first, then walls, then trim and doors, two coats on each, keeping a wet edge and rolling back into the cut line so the finish reads the same right across the wall.

4
Reassemble and inspect

Hardware and plates go back on, the room is put together, rubbish leaves with me, and I walk the space with you in daylight so anything that is not right gets touched up before I go.

What Affects the Price in Pickering

Painting is priced by the surface, not by the name of the room. A bedroom with smooth walls, sound trim and a light colour going over a light colour moves quickly. The same room takes far longer with cracked plaster, a dark colour underneath, tall ceilings, heavy furniture to shift, or oil-based trim that has to be scuffed and primed before it will hold paint. Supplying the paint myself adds material cost with receipts, and you are welcome to supply your own. Either way the price is agreed before I start.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Pickering

My Pickering house is nearly new. Why does it already need repainting?

Builder paint is one thin coat over new drywall, and it marks the first time anyone wipes it. New framing also dries out in the first couple of years, which pops screws and opens seams. So the first repaint is really a repair job with colour on top: reset the fasteners, retape what has cracked, prime the patches, then two proper coats.
