Your Local Handyman in Leslieville

Half the handyman calls I get in Leslieville start the same way: a door that has stopped closing properly. Rows of narrow Victorian and Edwardian houses along the streets off Queen have been settling on clay soil for well over a century, and frames go out of square by a few millimetres at a time. That is a morning of work, not a renovation. My name is Sercan and I do the work myself, which is why the person who quotes your job is the person who shows up to it.

Ten years and more than 500 projects in, I have learned that most of what people here need is small, specific and long overdue. Free quote, agreed price, then it gets done.

Leslieville packs a lot into small footprints. Row houses sit inches apart, so ladders go up inside more often than out, and there is rarely a driveway to unload into. Most of the stock predates the First World War and has been renovated at least twice, which means the wall you drill into might be plaster, drywall or an old patch of both. Laneway garages and back gates are their own small repair category here.

Common Requests

Jobs I Get Called For in Leslieville

Freeing painted-shut sash windows in Victorian semis
Realigning door latches in settled row houses
Mounting TVs on concrete walls in Eastern Avenue lofts
Rebuilding back gates onto laneway fences
Laying vinyl plank through narrow main floors
Replacing vanities in small second-floor bathrooms
Assembling flat-pack storage for tight bedrooms
Caulking and refreshing older kitchen backsplashes

Small jobs, long lists and bigger projects

A lot of what I do in Leslieville is a list rather than a single job. Someone moves into a semi off Dundas or Carlaw, lives with it for six months, then writes down eleven things: a towel bar, a stuck sash window, a hallway light that flickers on its old dimmer, two flat-pack wardrobes, a toilet that runs. Those go into one visit and one price. It works out better than calling four different people.

Bigger work happens too. Laminate or vinyl plank through a main floor, baseboards and trim after a paint job, a bathroom brought up to date with a new vanity, fresh caulking and a tiled kitchen backsplash. Those run over a few days and get quoted the same way, agreed before I start.

Doors, windows and a house that has settled

The workers' cottages and bay-and-gable semis around here were put up on clay, and clay moves. Floors slope, door frames rack, and a latch that lined up in 1995 no longer meets the strike plate. Shimming a hinge, moving a strike or planing an edge fixes most of it in under an hour. Windows tell the same story, especially painted-shut sashes in houses that have been redecorated a dozen times.

Walls need care as well. Behind the plaster there is often no stud where a bracket wants one, and old renovations left patches of drywall over lath. I check before drilling and pick anchors to suit whatever is actually there.

Lofts and mid-rise buildings along Queen and Eastern

Plenty of people in Leslieville live in a converted industrial loft or one of the newer mid-rise buildings near Eastern Avenue. Those come with their own rules. Most want the service elevator booked ahead, some want contractors signed in at the desk, and a few restrict the hours when drilling can happen. Tell me what your building asks for when you request the quote and I will work around it.

Concrete ceilings and steel-stud partitions change the hardware, not the job. A television on a concrete wall needs masonry anchors and a bit of patience. On a hollow steel-stud wall it needs proper toggles. Either way it ends up level and solid.

What to have ready before I arrive

Clear access to the work area helps more than anything else. Beyond that:

  • The parts you already bought, still boxed, in the room they belong in
  • Somewhere legal to park, or a note about the laneway
  • Paint tins or offcuts left over from the last decorator
  • Keys for the back gate, garage or storage locker
  • A quick word about pets and where they will be
  • Your full list, including the jobs you think are too small to mention

One more thing worth saying plainly. Replacing an existing light, switch, dimmer, faucet or toilet is work I do every week. New wiring, a panel, gas or anything structural is not mine to touch, and I will hand you over to a licensed electrician or plumber when a job goes that way.

Good To Know

Leslieville Handyman Questions

They can. In these old houses I set shelving to level rather than to the floor or the ceiling, because the eye reads a shelf against the horizon, not against a sagging joist. Where the gap at one end would look odd, I scribe the back edge or add a slim filler strip. It takes a few extra minutes and the result stops looking crooked.

Usually, yes. A lot of the properties off Queen back onto a lane, and if the gate is wide enough that is the easiest way to bring in flooring, doors or a deck load. Let me know the gate width and whether the lane is paved or gravel. If it is blocked or too narrow, I plan for a longer carry and factor it into the quote.

Send me the building contractor rules along with your quote request. Most of what property managers ask for is straightforward: booking the service elevator, signing in at the desk, sticking to set working hours, laying protection in the corridor. I read through the list before a date is agreed, so nothing gets turned away at the door. If your building asks for documents I cannot provide, I will tell you that up front rather than waste your time.

One visit is usually better. If you send the full list with photos, I can work out how long it will take and price the lot, then bring everything needed in one go. Ten small jobs in an afternoon costs you less than ten separate visits. Anything that turns out bigger than it looked gets flagged before I touch it.
