Laminate and Vinyl Plank Flooring in Toronto

Laminate and Vinyl Plank Flooring Across the GTA

Laminate and vinyl plank flooring is the quickest way to change how a room feels, and I fit it across Toronto and the wider GTA. Click-lock planks go over most existing subfloors in a day or two per room, with no adhesive smell and no waiting around before you can walk on it. The catch is that a floating floor copies whatever sits underneath it, so preparation is where the quality actually lives.

My price covers the whole job rather than the easy part of it. Lifting the old floor, flattening and screwing down the subfloor, underlay, planks, undercut casings, transitions, and the baseboard or shoe moulding back on at the end.

What's Included

  • Old flooring lifted and hauled away
  • Subfloor flattened, screwed down and squeaks fixed
  • Underlay and vapour barrier laid
  • Click-lock laminate installed room by room
  • Luxury vinyl plank fitted in basements and kitchens
  • Door casings and jambs undercut
  • T-moulds, reducers and thresholds fitted
  • Interior doors trimmed to clear the new floor
  • Damaged planks replaced in an existing floor

The subfloor decides how the floor turns out

Click-lock floors float. They are not fastened down, so every hump and hollow underneath is transmitted up through the planks as bounce, as a click underfoot, and eventually as separated joints where the locking edges have worked themselves loose. Most manufacturers ask for flatness within roughly 3 mm over a 1.8 m span, about an eighth of an inch over six feet, and that tolerance is the line between a floor that lasts and a warranty claim that gets refused.

So the first job is always the floor you already have. High spots in plywood get sanded or planed off, hollows get filled with a levelling compound, loose sheets get screwed back into the joists with proper subfloor screws, and squeaks get chased down while everything is stripped and easy to reach.

Choosing between laminate and vinyl plank flooring

The first of the pair is a printed layer over a fibreboard core. Laminate looks sharp, resists scratching well and suits bedrooms, hallways and living rooms above grade. Water is its weakness. A spill left sitting at a joint swells the core, and there is no undoing that once it happens.

Luxury vinyl plank is plastic the whole way through, so it shrugs water off. That makes it the sensible pick for basements, kitchens, laundry rooms and rental units where spills get reported late. It is softer underfoot and marks more easily under heavy furniture legs, so felt pads matter. For a below-grade slab anywhere in the GTA, I will nearly always steer you towards vinyl plank.

How the floor goes down

Boxes come into the room and sit for a couple of days first, so the material settles to the temperature and humidity it will live in. Over a concrete slab the build-up needs a vapour barrier, either a poly sheet or an underlay with one built into it. Over plywood, an underlay suited to the product and to how quiet you want the room.

  • Expansion gap of roughly 8 to 10 mm at every wall and fixed object
  • End joints staggered by at least 300 mm (12 in) between rows
  • Planks drawn tight with a tapping block, never struck on the edge
  • Door casings undercut so planks slide underneath them
  • Rows planned so the final one is not a thin sliver
  • Underlay seams taped rather than left open

That expansion gap is not a detail to skip. Vinyl in particular moves with temperature, and a floor pinned tight against the walls will lift into a ridge somewhere in the middle of the room. The gap disappears under the baseboard or the shoe moulding, so nothing shows.

Doors, transitions and the finishing details

Undercutting the door casings and jambs is what makes a floor look installed rather than laid down. I cut them with an oscillating tool using a scrap of plank and underlay as the height guide, so the flooring runs underneath the trim with no visible gap and none of the ugly notching you see when someone has cut the plank around the moulding instead.

Transitions get chosen for the situation. A T-mould where two floating floors of equal height meet, a reducer stepping down to tile or sheet vinyl, an end cap at a sliding door. Interior doors that now catch on a thicker floor come off and get trimmed at the bottom. Appliances go back, trim goes back on, and the room is usable as soon as I finish.

Condos, repairs and things worth knowing

Many Toronto condo declarations set a minimum acoustic rating for underlay before any hard surface floor can be installed, and property management will want the specification before they approve the work. I fit to whatever your building requires rather than find out about it afterwards.

One damaged plank in the middle of a room can usually be swapped without redoing the floor, either by unclicking rows back from the nearest wall or by cutting the board out and gluing in a replacement with its lower tongue trimmed off. If the existing floor is old vinyl tile from before the nineties, I do not sand it or break it up. That vintage can contain asbestos, so it either stays undisturbed under the new floor or goes to an abatement contractor.

Simple Process

How Laminate and Vinyl Plank Flooring Works

1
Measure and plan

I measure the rooms, check the subfloor for flatness and moisture, and work out the plank direction, the starting row and where transitions land. That tells you the real material quantity, including the waste factor for cuts.

2
Acclimatise and prep

Material sits in the room for a couple of days. Meanwhile the old floor comes up, the subfloor gets levelled and refastened, squeaks are dealt with, and casings are undercut so nothing has to be notched around later.

3
Lay the floor

Underlay goes down with taped seams, then planks run with staggered end joints, spacers holding the expansion gap at every wall, and each row tapped home with a block. Cuts around pipes and corners are templated first.

4
Trim, transitions, cleanup

Spacers come out, baseboard or shoe moulding goes back on, transitions and thresholds are fitted, and doors are trimmed if they now catch. Furniture goes back, offcuts and packaging leave with me, and the floor gets swept.

What Affects the Price

Floor pricing follows the square footage, but the room decides how fast that footage goes down. Long open runs are quick. Small rooms full of corners, closets, pipes and door openings are slow, because almost every plank needs a cut. Ripping out old carpet or tile, levelling a bad subfloor, chasing squeaks, replacing damaged plywood and hauling away debris all add to the day. Whether you supply the flooring and underlay or I bring it with receipts changes the total as well. You get the price and the scope agreed before anything is lifted.

The price is always agreed before the work starts — a fixed price or an hourly rate, whichever suits the job. Quotes are free and there is no obligation.

Good To Know

Laminate and Vinyl Plank Flooring Questions

Often it can, if the existing surface is sound, firmly stuck down and flat enough. Loose tiles have to come out and grout lines deeper than a couple of millimetres usually need filling first, otherwise the joint pattern telegraphs through as a hollow spot. Carpet always comes up, underlay and all. I check the floor before quoting so you know which way it is going.

Yes to both, and I include it in the quote so there is no surprise. Furniture gets shifted room by room, or into an adjoining space if the layout allows. Old carpet, underlay, tack strips and staples come out, and I bag and remove the debris. Very heavy items like a piano or a full aquarium need specialists, and I will say so upfront.

Because the planks expand and contract with temperature and humidity as a single connected sheet. Toronto swings from dry winter heating to humid summers, and a floor with nowhere to move pushes against the walls until it buckles into a peak, usually somewhere in the middle of the largest run. The gap sits hidden under the baseboard or shoe moulding, so you never see it.

Usually yes, without redoing the floor. If the damaged board is a short distance from a wall, the quickest route is lifting the baseboard and unclicking rows back to it. Further into the room, the board gets cut out in place and a replacement glued in with its lower tongue trimmed away. Keep any leftover planks from the original job, because dye lots change.

An average bedroom is often a single day including prep, with larger open areas running into a second. Because these floors are mechanical rather than glued, you can walk on them as soon as the last plank is in and put furniture back straight away. The bigger variable is what the subfloor needs, and levelling compound wants time to cure before anything goes over it.
